Most brokers belong to a listing service commonly called the MLS (Multiple Listing Service). This service allows brokers to pool their listings and enable participating members to sell each other listings. When selling another broker's listing, the commission is split between the listing broker and the selling broker. Therefore, a typical broker's office works especially hard to list properties and sell them within their office, rightly so, because the commission payout stays within the office, not between competing brokers in the MLS.
Representing buyer and seller in the same transaction is called dual agencies and is perfectly legal in most states. The requirement for a dual agency is both parties, buyer and seller, are aware by a written disclosure that the same agent or agents in the same office represent the parties. This type of transaction can become challenging when you are serving two masters, and both are trying to get the best deal.
RealtySpan chooses to specialize in only representing sellers. This model allows us to concentrate on one party and eliminate any conflict of interest. In addition, representing only sellers will always enable us to negotiate on your behalf without any commitment or agency relationship with the buyer.
Because we only represent sellers, our primary marketing strategy is to solicit buyers from the Buyer's Agents. Buyer's agents are not licensed under RealtySpan but are licensed and associated with other brokers in the MLS within your market area. These agents spend a large portion of their advertising budget acquiring customers. We attract these agents by offering them a higher percentage of the total commission to bring the buyer to the table. This arrangement benefits you by opening a larger pool of buyers, and the buyer's agents benefit from no competition from us, only representing you. Our model translates to the best deal in less time for you, the seller.
Our platform manages each listing as a project with a single asset, your property. The marketing process has specific phases and tasks that we follow to ensure the fastest and most profitable sales results. You get access to these processes and related jobs when you engage us as your listing agent. In addition, you get a dedicated listing manager and a listing agent for open communication. All documents, offers, showings, and any electronic communication related to the sale of your property are accessible on the platform.
It takes a team to secure the best results in marketing your property. Therefore, every listing is assigned a Listing Manager and at least one Listing Agent. The manager works on all issues, sets the phases and tasks, and then gives them to your Listing Agent to execute. Your Listing Agent is your point of contact for any information or questions you may have.
